I find I have luxury homes for sale with so many features that if I am not there for the showings, the buyers do not recognize all the great features. Some agents do not want the listing agent there. Have you thought about marketing these features in the home? I put out brief notes in each room within a picture frame. All the high tech wiring is behind the walls. What about the frame around windows made of steel in lieu of wood framing. Plumbing that has separate lines for every source in the home. These are big ticket items that add value to your listing. It really works great when you don't have the opportunity during the showing. All houses are not the same and buyers don't initially recognize the hidden amenities. Let me know your thoughts!!!

I have a listing in Chelsea, the sellers wanted someone on my TEAM there. The first agent to show with her buyers was not happy. We are not use to it in Ann Arbor.

We work in the Luxury Home Market in Florida and agents expect that they will be accompanied by the listing agent. Alot of has to do with security purposes as well. Maybe if you explain it from that angle the selling agent would be more amiable to you being there.
