Mailings

Has anyone had success with mailings?  If so, what are you doing?  I have tried mailings and I don't get any response.  I have had coaches look at the mailings and it still doesn't work.

I agree with Leslie...It's frequency and consistancy...Almost a branding effect.

My career is built on the mailings I've done for the past 30 years.  Don't expect instant success for mailings.  As the others have said, it is frequency and consistancy.  I started by mailing 200 postcards and gradually built up to a newspsper mailing of 6500, which is my entire town.  But it took several years before seeing the fruits of my labor.

Consistancy is very important. Whenever I create post cards for some of my clients,

  1. All just listed card hit the market the same day the listing is placed on the market.
  2. All eBlast, Visual Tours, etc on avail on the same day
  3. All just sold card are in the box the day before, day of, or the day after closing.
  4. Quarterly Just sold/Just Listed cards are sent out on time to the sphere.
  5. If you are targeting a specific area, be consistent with the mail out and don't skip a beat.
  6. Don't be afraid to ask for referrals
  7. Include the area on your newsletter mailing list. Point the recipients to your website and let them know that the newsletter is available online along with other free or informative items.

A guy in our office does postcards very regularly and he is a top producer.  From that I would have to say it works.
