In the second challenge I mentioned that there was another part to it.

Here's the first part:

"Mr and/or Mrs homeseller, I don't do a marketing package.  Marketing packages are built on an idea of hope. "If I put it in the paper, I'm hoping someone calls.  If I list it online, I'm hoping someone calls, or maybe another agent has a buyer."  Hope isn't going to get your property sold.  I'm going to sell your property, and here's the tools that I'm going to use to do just that!"

Here's the second:

"With 90% of homebuyers searching online, Mr and/or Mrs homeseller, I think we can both agree that the sale starts with your online listing.  Buyers are doing their own searching for properties, and either eliminating or picking one's to see online.  Have you recently searched for property on the Internet?  (The majority will say yes).  It's pretty frustrating to be an active buyer looking online at listings, wouldn't you agree?  There's many listings out there that have few photos, many photos of the same thing, "virtual tours" that are made up of the same photos in the listing, photo presentation that's just thrown together, and the quality of some of them.  It's tough for home buyers. 

The fact that I recognize the problem, and solve that problem, is what separates me from all others.  Have you seen one of our online listings?  (No matter what they answer, now's the time to show them one of your online listings).
