The typical homebuyer is looking for 4 bedrooms, and 2.5 bathrooms in a home. This morning I checked the list of homes for sale in Cherry Hill, NJ. There are one hundred seventy six 4 bedroom, 2.5 bathroom homes for sale. The lowest is priced at $158,000 and the most expensive is $949,500. The median price for this type of home is $330,000.
Let’s take a look a look at the typical $330,000 home in Cherry Hill
Remodeled Kitchen with Stainless Steel Appliances & Granite Countertops
Remodeled Bathrooms
Hardwood & Ceramic Tile Floors
New Vinyl Windows
Freshly Painted
New Deck or Paver Patio
Fenced Back Yard
If you were shopping for a pair of shoes, a car, a refrigerator, a television, a computer, a fax machine, a dress, a suit, etc……..You would quickly notice that the least expensive items were inferior quality, used, in need of repair or discontinued. The most expensive would be top quality, new, latest models and generally out of the price range of the average shopper.
However, right in the middle of the price range, you would find a good selection of products that fits your needs. The only thing to do is to pick the particulars…..do you want red or white, pin striped or solid, 32” or 60”, Main Street or Poplar Road.
Home buyers are shopping for a bargain. If you are selling your home in today’s buyers market and you want it to be highly sought after by buyers, you MUST offer an incentive to buy your home. Remember I started this post by stating that there were 176 homes for sale in Cherry Hill, NJ. That doesn’t include the 5 bedroom homes or the homes in Mount Laurel, Voorhees, Evesham or one of the other neighboring towns. Why should I buy your $330,000 home which needs a new kitchen when I have a choice of two others that have new cabinets, granite and top of the line stainless steel appliances?
