Nice license plate! In the university town of Davis, Ca where Coldwell Banker Doug Arnold is based we have 70% of the residential business. Mixed blessings for a newer agent though. Instant credibility as an agent because of the company I'm with, but it seems everyone who has bought a house in Davis before already has an agent with CB Doug Arnold that they love...

Gordon, Don't worry, you will find your own niche.  I would rather start with the instant credibility.  It really helped me when I started out.  In the end, that credibility will trump the day.  You will find people who don't know agents.  They really do exist :)

You are absolutely right - I am finding people who don't know agents.  But it is frustrating that although I have a pretty good sized spere of influence locally, most of those folks already have agents, and most of their agents are with my company. But as you say, find a niche. I'm working with someone in my sphere who indeed has an agent with my company, but that agent didn't appear interested in looking for an investment property in the neighboring city of Woodland. A lot of agents who work Davis are very happy staying entirely within Davis.
