What you may not know about the Schlitterbahn Development in Cedar Park

Today the Cedar Park City Council approved a 96-acre commercial development (located not far from the Parmer and 1431 intersection) that will include a hotel, conference center, water park and retail component.

The media keeps pushing that this is going to be a huge waterpark, and many cedar park citizens are upset about the idea of a huge water park in the city.

Before I moved to Keller Williams, I worked for Pohl, Brown & Associates as a commercial agent for five years. During that time, I had the pleasure of meeting with the owner of Schlitterbahn and reviewing the plans for this development.

Now, don't get me wrong, commercial plans do change (sometimes more than once in a day). but from what I viewed at the engineers office, this "huge waterpark" that everyone is talking about, is going to be more of a hotel and convention center for Cedar Park, with some very cool water attractions (which only the genius Schlitterbahn creators can come up with) along with river-walk retail opportunities

I don't believe the owner of Schlitterbahn wants to pirate competition from the flagship park in New Braunfels.

And in my opinion, I think this project is going to take a while to get funding in this bleak commercial market, but when the development does come to fruition, it will be a great attraction for Cedar Park and be a positive realization for the local economy.
