A Real Silicone Boob Job

No, it's not what you are thinking.  Sorry, but these boobs were something more like stooges, maybe even the Three Stooges!

This is one of many repairs effected by the Bestway Construction Company.  Yes, that is their name.  I am not kidding and I am NOT making this up!

During our inspection a couple of weeks ago a very loose and dry hose bib was in this location.  It pulled out of the wall about 1/2".  Since it was hidden behind drywall in the garage we could not see the inside.

The buyers wanted it repaired, by a "licensed plumber, with receipt provided."  Instead, the agent employed a company she said "does everything perfectly, the best way possible," and that's why she uses them.

The Bestway Construction Company discovered that the bib was connected to nothing, so they removed it completely.  That "repair" is indoor, bathroom silicone.  I don't know how much they used, but it is classic!  Water tight, long lasting, hardly noticeable!  That section of siding is only about 18" long, easily replaced.

The buyers called me because they got back a letter from the same "repair" company for everything on their addendum list.  No licenses, no receipts, no guarantees, just a letter saying what was repaired.  They called me back and we did a re-inspection.  Many of these repairs will appear in future posts!  Sadly...

My recommendation:   You might not get what you are expecting despite being very specific on your repair addendum.  And construction companies may not be populated with professionals!  Sometimes what is advertised as the best way turns out to be a real boob job, so to speak.

Gosh, Jay - That is one beautiful repair!  I always advise everyone to insist on seeing evidence that contractors are licensed and insured before they work on my home or any property I am working with.  That agent clearly didn't do her homework and simply relied on the company's nice name.

Charlie - on a home inspection last week a truck pulled up to the house next door.  The sign on the truck read, "Poo Bare."  They cleaned dog poop out of people's yards!  Don't tell me there is a recession when this guy is busy!

Susan - that is a good policy.  Unfortunately these people were/are all in cahootz.  And probably cousins.  And not from here.  And have done this before...

Jay and Charles - There is a plumbing company in Orange County California that has the slogan:  "The best place to take a leak".  It's on the sides of their trucks and causes a lot of rubbernecking on the road!

This is a good example of why brokers should give training to their agents about writing repair addenda. 

The siding panel may be an easy replacement, but will it be the same color???  Mmmmmmm.

Susan - OK, there is a plumbing company here called "Peed Plumbing," apparently the owner's name; I saw a mortuary once called "Slab Mortuary," also someone's name; a plumbing company here called "The Royal Flush;" another plumbing company's slogan is "We Are Number One For Your Number Two."

I think this could be the source of a very fun and very popular post - "The Funniest Business Names I Have Seen," or something like that.  I bet it would go on for a while.  I will leave it for you to begin Susan!

Gregg - kind of like referees in sports and the best offensive linemen.  When you don't hear their names they are doing a good job!

Lenn - you snuck in there while I was writing the last response!  I think you are right.  It does seem to me that listing agents try to get away with whatever they can depending on the wording of the addendum.  That's one reason why I don't try to get too specific on the report when the entirety of the problem is not known because sometimes only a portion of a needed repair might get handled and the rest is left hanging.

You are right on there.

People actually PAY for this "service" ?  Looks like our cats did it ! It may be that the problem looked better than it did "repaired"...depending on the age/fade of the siding...it may have been difficult to match but gee whiz and golly sakes....

S&D - you are going to see more from this crew! Actually the siding is a common color and not very old.  A new piece may have matched pretty well, but even if not, certainly better than your cat's paw job...

Jay,

Great post on poor repairs and communication.  Of course, a guy with any skill or caring would look at the property and see if there was an inconspicuous area where he could take a piece of siding off tha would be aged like the damaged piece.  And the new piece of siding would go in that area, so any mismatch would be concealed or less noticeable.

But, gooping a hole in siding and sheathing?  It shouldn't matter how the repair request was written  (and of course it does matter), if only people would act in good faith.

I don't get it.  Are you trying to tell me that isn't the bestway to fix a hole in the siding?  Would you recommend duct tape instead?

I would recommend duct tape prior to a generous application of silicone followed by a touch of great stuff foam.

I think that company had a satellite company here in the Pocono's. They were using that sticky foam stuff at the time. I'm glad to see they're getting better and graduated to silicone. Unbelievable what some contractors will do and call a proper and professional repair.

Reuben - the duct tape would be appropriate, of course, if a proper color of fingernail polish is also used to match it to the siding color.
