WOW.  Looks like a lot of houses that are not selling.  I showed a house on Clearwater last week that my client wrote on and it was on the market for over a year.  i think it is under contract now.  Looks like about 7 years of inventory if they stay on pace selling one a year.

I can't say I agree with M.Valdez's analysis.  These homes are not even comparable as there are several at $1Mill+, 1 in the $400k's, 1 in the $300K, and 2 in the $200K's.  To say that there is 7 years of inventory because there has been 1 sale in the past year with 7-8 homes on this list is flawed.  There may be 1-2 years of inventory at each price range, but even that could be a stretch because we're looking at one sale in the mid $200's for comparison.  Additionally, if one looks at the locations of these listings, you can't compare property that is in the general area with those that are actually more valuable lakefront property.

I've been looking for property in the waterfront area and I've got to say that this info is all wrong.  I looked up these MLS numbers and these property are either sold, or withdrawn and one is pending sale.???? Time for an update of this website.
