I asked a fellow Realtor if he knew of anything available to purchase that was currently not in the M.L.S. and explained what my buyer was looking for. "Wait till something that interests your buyer comes onto the M.L.S." was his answer. Then he said he did not like it when buyers looked outside the M.L.S. for homes to purchase.

I have never waited for anything and I do not think that anyone else wants to. When I want something I go out and get it.

So I ask when someone knows what they want and cannot find it in the M.L.S. service does that mean it is not available? Of course not! Help them find what they are looking for or they will go somewhere else. Perhaps if you're lucky, just to another Realtor, if you are unlucky then to another community.

While the great majority of what I do is MLS-Listed properties, one cannot afford to ignore properties that are marketed otherwise, or to avoid listening to local sources of properties soon to hit the market.

We broker real estate, and it all isn't on the MLS.

Thanks for sharing your thoughts. The inventory is down in our market and agents need to be very resourceful in finding properties that will meet the needs of their buyer clients.

Harley, I am an investor, not a Real Estate Agent. I do have some agents that I work with. If I have someone that is in need of a service that I can't provide but my agents can, I send them over. It is a two way street. More agents should consider working with investors. After all, we are all here for the same reason. To help sellers and buyers.

Hey Craig, I have been a RE investor myself for over a decade. Developing, buying, selling and leasing. I have decided to put my RE investing experience to work for others (launched business in Dec 09). I will continue to invest but I like being a Realtor (sick huh). I agree with your point 1000%. Realtors, Investors and Lenders need to work together to stabilize and strengthen our RE market. The worst thing in our market now is the uncertainty of it.

GOOD MORNING HARLEY!  A mentor once said, "Wait is a four letter word for lazy".  There are very few things in life worth waiting for - real estate isn't one of them. Several great properties don't even make it to MLS - we have to go to other sources, network, and search more to find what someone might be looking for!
