As soon as you feel confident that you want to move, start eliminating all the personal items that you no longer need or want. Its nonsense to spend effort and time to pack and move these items.
Homes show their best and sell faster and usaully at a higher price, when all the clutter is removed. Also, a messy and cluttered homes makes the rooms look smaller than they actually are.
The market has changed dramatically during the past two or three so it might be best to add two or three days after completion of the escrow terms to plan your moving date.
