A Busy Spring Awaits ... What Are You Doing to Make Sure You Don't Miss Out?

REALTOR® Magazine is working on an article that seeks to provide readers with ideas on what they can do right now to make sure they don't miss out on opportunities this busy spring selling season. After all, economists are predicting a big buying surge before April 30 as first-time and repeat buyers rush to qualify for the buyer tax credit.

What are you doing to make sure that your business and your listings are ready for the heavier traffic?

Make sure that the minute the listing hits the market that multiple photos are in the MLS, the color brochures are ready, agents can gain access without having to track you down and that the home is priced right for the condition and location.

I put a home on the market on Sunday at 1PM and by 2PM we had 9 groups of buyers through with agents.  We had a solid offer by 4PM.  If you aren't ready when the door opens then you are missing a golden opportunity to put the SOLD sign in the yard.

I'm not so sure about that "big buying surge".  But I'll certainly hope for the best. I'm not sure what to believe anymore.

Kelly - what a great topic! I'm actually doing a keynote presentation at the 2010 Cyber Convention on this very topic - what we can be doing TODAY to prepare for the next boom - whenever that boom arrives.  Fill that pipeline in time for the recovery, baby!

Clear your desk off, set up your files and followup systems, clear your calendar, be sure you have a working and accessable coffee machine, fill up your gas tank, have your business clothes cleaned and ready, make sure you have a car charger for your mobil phone, secure a supply of good pens, and ANSWER YOUR PHONE. (Or have someone else answer it if you are not available.)

When that surge comes, you'll be ready. Go forth and prosper!.

I'm getting my database in order by calling all of my contacts to update their address, email addresss, etc. I'm finding they are happy to have the phone call!

I made the big leap of hiring a full-time assistant in January to help maintain my current level of business and give me more time at home with my 4 kids.  Instead, my business has tripled in the last month, and I'm still not at home.  I guess it's time for assistant #2, or maybe a full time buyers agent.  I'm already referring all buyer leads under $100k, but that number may go up.

Welllll...the house is thoroughly cleaned, I'm catching up on my real estate reading, the dogs have all been to the vet, the vehicles have all been serviced and I'm cleaning out emails daily...the web site is getting an up-lift ... the office filing is caught up and the snow is s-l-o-w-l-y melting here in the mountains. The listings are getting extended and new advertisement is going into play very soon.  Other than that....nothing.
