When Buyers Are Excited!!!

When I come in contact with a Buyer that got my information through a friend, usually its a relaxed transaction.  The trust is already there.  I don't have to worry too much about loyalty.  They are pretty solid.  It doesn't give me any reason to be anything less than professional.  So it ends up a pleasant transaction for all.

However, whenever I get a buyer that found me either through my advertisements, its safe to say on average they are a bit nervous about buying their first home, and meeting with an Realtor they have no idea about.

In some cases these buyers have stopped into a builder's office to look at homes.  And they usually get excited when they walk the model.  What they don't know is, the model is upgraded to the highest degree, and probably out of their price range...but the builder's rep usually don't divulge such information.

These same customers get with me, and now they are excited and ready to buy!!!!  They tell me things like, "the builder lady said I can get some money for closing if I use their lender".  I then ask, have they already spoken to that lender?  Often times, they have.  Why they meet with me you ask?  Well, because now they have no idea what's next.  So I put on my surgical gear, and I go in.

What you need to know as a Buyer BEFORE allowing these lenders to pull credit and take information, is crucial!  Buyers need to understand, the builder's rep is not out for the best interest of the buyer, but the builder or "seller" 

When you give your personal information to their lender so they can tell you if you qualify for a loan to purchase one of their homes is not what you do to save a few bucks! First you speak with a Realtor!  A good Realtor will tell you the appropriate steps BEFORE you give a builder's lender your information.  There are important real estate laws every buyer should know BEFORE giving any information to Buyer agents and Seller agents.  That's why Buyers should get good representation BEFORE going into any builder's office and talking contracts. 

There is such a thing a Working with a Real Estate Agent as a Buyer's Agent, Seller's Agent, Sub-Agent, and Dual Agent.  You as a buyer need to know the difference, again I stress BEFORE, you speak with any agent!

A great post and it is important for buyers to understand this.  In addition, there may be the problem of procuring cause which is NOT disclosed to the buyer.

Good topic, don't see many bring it up and it is good to represent buyers and help them!

I think that's excellent advice. Sometimes I will direct a first time buyer to talk to their lender to get an understanding of the prequalification process, but we, as agents, should be able to talk them through the complete buying process.
