Pool Party: What's the Price?

On this beautiful Sunday afternoon in the D.C. area, I’m getting ready to head over to the pool at my in-law’s house near Mount Vernon in Riverside Estates.  We have our own pool at our condo in Alexandria, but it’s more relaxing when it’s just a family affair!

Anyways, in today’s Washington Post, there’s an article entitled “Building a Pool Can Mean Taking a Bath,” which discusses among other things the cost of installing pools and what it means for home’s property value.  According to the article, the cost of pool installation in the D.C. area runs between $45,000 and $75,000.  I’m sure this varies in locations around the country.  Where my parents live in Florida, almost everyone has huge screens built around the pool area (to protect from mosquitoes, etc.), and those alone can cost upwards of $25,000.  My parents decided to skip this option because they prefer to actually feel like they are outside in the sun and haven’t found bugs to be too much of a problem. 

The Post article quotes a home appraiser regarding pools saying “It’s not like adding a slate roof or another room.  You’re probably not going to get your money back.”  At least in the Washington area, according to the article “houses with pools and people who want them represent a small fraction of the market.”

So, what about your area?  What do pools cost to install?  Do you find that they add value to the home, and if so, how much?  Have you had any good/bad experiences selling homes with pools?

Talking about pools, last summer, my wife and I took a vacation to Acapulco, Mexico and stayed at the amazing Las Brisas resort, where we had our own private pool.  The beautiful resort is up on a hillside overlooking Acapulco Bay, and you stay in a casita, which is basically a private bungalow with its own private pool!  The resort has over 200 private and semi-private pools.  Each morning the hotel staff picked fresh hibiscus flowers and placed them floating in the pool.  I highly recommend this romantic resort!

     I wanted to respond to your pool inquiry, but got sidetracked! :-)  I'm in the San Francisco Bay Area and installed a pool a few years ago.  It cost about $45K.  It's a good sized pool, but nothing fancy.  I would say the lowest installation around here starts around $35K and can go up to $90K depending on how many bells and whistles you want, and associated landscaping.  It's not money you plan on geting back again.  I've calculated the increase in value might be half of what you invest if you have someone who really wants a pool with their home.  For investors and others a pool can be considered a negative attribute and doesn't add any value at all.   So for those of you that have or want a pool, just do it for yourselves, and enjoy!

Lounging around the pool while the rest of us are sweating with our buyers! 

I showed a really nice house with a gorgeous pool and the people were talking about filling it in so the could grow vegetables.
