Anthem, AZ Real Estate - Market Report January 2010

The Anthem AZ real estate market  was kind of a mixed bag to start 2010.  The inventory of homes for sale remained the same.  However the Average Sales Price dove sharply.  This may be anomaly however, being the first month in several where we've seen a dip.  The burn rate is still 2 months, and the average days on market is only 79. One of the more interesting and positive statistics is the number of homes currently pending (or under contract).  That number rose dramatically versus December and on a Year over Year basis. Based on those statistics we have a traditional seller's market in Anthem.  Anthem's housing market looks to be once again on stable footing. 

Here are the lastest stats for the week ending 1/31/10:

Active Listings: 227 (Same as Dec. '09, Down 26% from Jan. '09)

Homes Pending: 273 (Up 58% from Dec. '09, Up 168% from Jan. 09)

Homes sold in last 30 days: 48 (Down 44% from Dec. '09, Up 7% over Jan. '09)

Burn rate (Inventory on market / by homes currently under contract) =  2 months supply

Avg. Sale price (Solds): $199,727 (Down 15% from Dec. '09, Down 19% from Jan. '09)

Avg. price per sq. ft. (Solds): $88.02 (Down $8.76 per Sq. Ft. from Dec. '09, Down 14% from Jan. '09)

Avg. Days on Market (Solds): 79 (Up 3 days from Dec. 09, Down 32 days, 29% from Jan. '09)
