Fair Housing...What Does That Mean To Buyers?

When buying, you may think going to a Realtor and telling her, candidly, what you want in a house is what you are suppose to do, and that she is to oblige without hesitation..."I want a house in a 'good' school district, where there is low crime, and the neighborhood is 'mixed' or 'multicultural' "  I would venture to say to many, this may sound about right.  That this is what a buyer is suppose to tell a Realtor, and the Realtor is to deliver! 

Well, guess what?  If your Realtor followed your every word, and showed you homes with all of the specified criteria, she or he just broke real estate licensing, State and Federal law!  Its called Discrimination, and that, my friend, is illegal!

No licensed real estate agent/broker is not to follow any orders that violate licensing law, let alone federal law, no matter how much money you have, what great credit you have, nor who's your daddy... ;0)

When looking for a house, you as the buyer, future homeowner, and resident of that property, will have to do your homework!  It is simply not good practice for you to expect any agent to find your house, and you are to sit back and do nothing.  That is not realistic, and you are probably setting yourself up for major problems down the road.

Consider this, you told your agent the above order, and she showed you a house in a neighborhood has all of what you asked for - "good" school district, low crime, and people of other races, and what have you.  You buy this beautiful home, and a month or so later, you find out you bought your home right next door to a convicted Pedophile? Or, that the house is located in a 100 year Flood Plain? And the list goes on.

When working with a good Realtor, you should be encouraged to research things that will arm you with the necessary information that will give you good judgment BEFORE you buy...period!  Ultimately YOU will have to live in that house, NOT YOUR REALTOR!!!

So, when considering working with an agent to assist you in buying your next home, you should first interview the agent to see if they are informed on legal matters that may affect you and your livelihood now, and later down the line.
