The Fredericksburg market is anything but normal this year. Months that are normally good have been slow, and the normal slow months have been good. July's temperatures have been hot and so has our market! Let's hope the trend continues into the fall months too. Our buyers are slow to make a decision, but they are making them. Interest rates have inched up every so slightly but our prices have come down considerably. Now is a great time to buy and even a good time to sell if you stay realistic.  We have heard a lot of negative press in the last 18 months as well as many heartbreaking stories but I think the sky is no longer falling.

Communication Is Key
Its similar up here in New Jersey. The only thing is sellers aren't realistic with there prices. They still believes they can get that high price with no upgrades. Things are moving, but its tough to get a handle for where things our heading. There are a lot of homes for sale, with a lot of price changes. The discount brokers our moving in, but most are being returned to the market as expired and withdrawn.

Florida was, I believe, the first and hardest hit.  However, I believe that sellers are becoming much more realistic about the market and as that happens and properties are priced more realistically, the market will begin to "right" itself. We as agents have to remain consistent and effective in our communication with sellers.  In general people are ready for change, and scared to make a move until they think there's a "Light" at the end of the tunnel.  However, there are still people out there ready to buy...we just have to continue to be innovative and find them by getting the message out!  This is not a new movie...the market is cyclical...we have to be as well!
