A brief reminder to get an inspection.

In the world of REO and short sales buyers sometimes don't get an inspection because they think it won't matter. They assume the seller won't fix anything anyway. Well that may be true although not always. I am currently selling for lenders and they do repair certain items without difficulty. But, even if they won't, the buyer still must beware. When I do an initial home inspection, agent style, not professional in depth, I see the obvious and make a note of it. I also check to see if toilets flush and water comes out of the taps, but I don't see the hidden problems that can lurk. Homes that have been vacant have seals that dry out and may leak when the water comes back on, drains may have a ton of hair in them or worse. I recent was the listing agent on a home in Menifee where the buyer waived an inspection. The seller had done a major repair on this home but upon purchase the home still had faucet that no longer worked and a fireplace that wouldn't draw, small things to be sure but the buyer should have checked so they would have known. As agents we want our buyers happy and satisfied, as buyers you don't want surprises
