The number of properties sold in the Tri-Lakes region in the month of January 2010, was 29 single family and townhomes or condos. The number of active properties on the market for the same month were 83. At that rate 1/3 of the properties sold, and there's at least 2 months inventory available.
However, this is only a snapshot of January. In actuality, there 337 properties for sale in the area. Doing the math, it's close to 12 months of inventory! A normal market would be only 6 months.
The expectations for 2010 are that there will be many more foreclosures come on the market this year. But, the good part is that the government stimulus tax incentive is exciting the market. Even though the market is the under $225,000 price range for our area.
