OK, I'm a neophyte when it comes to using social media to promote my business, so I'm asking for help in determining how best to utilize Active Rain, Twitter, Ziggs and other sites to help promote myself and my business in Real Estate.  Any and all suggestions are welcome!

Angelo - Use Active Rain first as a learning tool.  Associate and subscribe to those people you think can teach you something.  Read, comment, and blog about topics you want to learn about.  Use it to improve your writing ability.  Once you are feeling like you have the hang of it, use Active Rain to promote yourself to other Realtors, and public visitors.  If you have an outside website, AR is a great way to attract and drive traffic to it.  Get into AR's beginning webinar on blogging.

As for the other social media, it's about connecting with people.  But don't spread yourself too thin. I am on LinkedIn, Facebook, Twitter and Active Rain.  That is more than enough. Don't try to push real estate. Follow my CEBA formula (Connect with people- Engage with people- Build your relationships - Attract new customers). It takes a while to develop (about 5 months), but my personal social media strategy generates 3 new leads a week.

Doug:  Thanks for your input!  The next big question is how to peel the onion?  My market is within  miles of where I live, ergo, how do I get to the potential market?  Is there a tool I can use in Active Rain or other social media platforms that will be specific to the area/geography I'm most likely to be able to service?

Doug:  I occasionally (seldom) receive a "referral" through Active Rain.  Any time I follo up on them (quickly) I get a message that it was not valid.  Are these scams from people trying to solicit business by offering something that is not real?  I've gotten two or three over the past year.  Is this what you refer to as leads, or are your leads from prospective seller or buyers on a direct basis? Have you received leads from referrals? Are these referrals for real?
