My family and I are looking to build a custom home in Virginia Beach. We are looking for a custom builder who is honest with a great reputation and who does outstanding work.

If any custom home builders out there are interested in getting our business please read on below.

We have come up with our own layout of the house we would like. The information below will give you an idea of what we are looking for.

3,000 square foot perfered in Prince George Estates or Mayberry Estates. 

On a crawl space with a vapor barrier

Front of house a large covered porch.

Both siding and brick with a dimensional look.

Fenced in back yard (kind of fence has to in accordance with HOA) with either a large deck or covered porch.

2 car garage with with side enterance and extra space inside for motorcycle and tools. With 2 possibly 2 1/2 cement driveway.

4 bedrooms - guest bedroom downstairs

3 1/2 baths - 1/2 bath down stairs along with 1 full bath for guest room and the other 2 upstairs.

open floor plan for the kitchen, dinning room and great room.

Office downstairs

16x20 room on the left side of the house for my business with it's own entrance with covered steps leading to. Business will need extra plumbing for 2 sinks.

Media room with built in entertainment unit & game room upstairs above garage and office

Hard wood floors throughout the first floor including the business. Carpet in the bedroom and office.

Knockdown walls throughout with crown molding throughout the house.

Appliances to include: Cook-top range with down draft, built in oven with convection microwave $2600 allowance for refrigerator, quiet dishwasher, garbage disposal, front loading washer and dryer all appliances to be of good quality and same brand.

Master Bath to have no bathtub but double sized shower with 2 shower heads.

Security system installed with 3 keypads, Intercom system, wired for celing speakers throughout the house and to have cable and Internet in each of the bedrooms, office, business and kitchen, great room and media room.

3 zone heating system with gas heat.


2 tankless water heaters one for upstairs and one for downstairs.

All bedrooms with walk-in closets.

Ok now that you have an idea of what we are looking for lets talk money.

We can spend $387,500.00 with $5,000.00 up front = $392,500.00  due at closing. We are Approved with our own lender not just pre-approved. My husband also does professional web design and service that he can provide your company if you do not already have one to go towards the extras we have chosen.
