If you have ever had to hire an employee, you had to have a salary budget for that employee right? Then when you did hire that person, you had to worry about whether they would do a good job and if they didn't, how hard would it be to let that person go. No one wants to fire anyone. It doesn't feel good to be the pink slip giver.
Just imagine what a great Realtor can do for you! And if you are a buyer, they are FREE! A gift for every house hunter out there! A Realtor gets paid out of the proceeds of a sale, which means that the seller pays for your agent! You have nothing to lose and everything to gain by hiring a Realtor.
If you chose to work with one Realtor, you won't be hounded by loads of agents calling and emailing you. If you register on ANY site and share your personal information just to browse homes on the market, someone is going to call you! Someone is going to email you! And that someone may not be the Realtor you will want to work with!
The same is true as you drive through neighborhoods and call on signs you see because you think a home has great curb appeal. Suddenly, ten Realtors have your name and number! But again, just because they listed a home you like from the exterior doesn't mean that they are going to be the best Realtor for you.
Do yourself a favor and make it easy and fun! Hire a great Realtor who will do the following for you;
•1. Meet with you and take an interest in you and your family and your real estate needs.
•2. Walk you through the loan pre approval process and make sure you have your financing in place BEFORE you shop for a home.
•3. After understanding your budget for a home and your comfort level with payments, begin a custom search for you in the area you would like to purchase in.
•4. Educate you on the area, the schools, shopping, public transportation, parks, things to do, etc.
•5. Set aside time to show you homes that may interest for you during times that work for your schedule.
•6. Construct strong offers on your behalf and negotiate to get you the best deal possible.
•7. Assist you with home warranties, home inspections, and even be present when your home is being appraised. Personally inspect the home for things that may be missed and could cost you in the long run.
•8. Walk with you through your escrow period, explaining each step of the process.
•9. Be available to you by phone, text or email to answer questions that arise during your transaction process which will last approximately 45 days but that number can vary.
•10. Be there at your loan document signing to answer questions and lend support during this exciting but scary time.
•11. After your escrow closes and the deed has recorded in your name, your Realtor will deliver the keys to your new home to you!
There are many other things that I didn't cover in this brief summary but you get the picture! If you can commit to working with one Realtor, they will commit to you and make your home buying experience one of fun and excitement instead of a frustrating up and down battle!
