Real Estate Market Reports for 2009 focusing on luxury condos in the sexy SoFi neighborhood of Miami Beach

The South of Fifth neighborhood in South Beach is what SoHo is to Manhattan.  It is a "V" shaped neighborhood bounded by three sides of water and the most expensive condo living, south of New York City, takes place on South Pointe Drive.

South Pointe Drive condo prices range from about $700-$1500 psf.  In 2009, the average price of a unit in one of the high-rise condos in SoFi (South of Fifth), was just under $1.7M for 2009.

Our median home price here in Seattle in December of 2009 was exactly the same as the January 2009 median price. 

It went up in the middle, but started and ended flat as a pancake.

Was there much of a change in prices during 2009 up or down in South Beach Condos?

Pricing went down as the year progressed but activity went way, way up ---especially in the SoFi neighborhood.

I think that was true of our high end property as well, and continues to be so, so far in 2010. But I'm starting to see some strength in prices due to low inventory. That could change if more property comes on market soon.

We have super-low inventory in the high-end South Beach condos...but lotsa inventory in the luxury single family home sector.

Kevin...glad to hear things are moving there. In January, we had 30 sales in condos in an area equal to the size of Miami Beach! Scare me!

But I'm confident things will get better....

Now, if they just would of built cool looking buildings in Atlanta like they did in South of Fifth!
