Remember the days when high school football players could play both offense & defense?

Realtors still can and doo. Representation in Colorado means agency, a legal term that provides for a fiduciary responsibility to the client, in my words: If it is not good for the client, it is not good for me!

So a Buyer's agent's job is to get the lowest price or best terms when you want to buy a house in Denver, Highlands Ranch, Castle Rock or anywhere in Colorado. Sometimes they act like a detective asking questions and snooping around. You may see them engaging the Seller in harmless chit chat, but far from it. That agent will be swabbing the seller to learn motivation or key factors to help develop a negotiation strategy for their buyer. So do not interupt, let them ask their harmless questions.

I'm confused by this entry.  Are you saying you won't show one of your buyers one of your own listings?  If you educated the seller and you're priced correctly since you represent them, then you should have no problem representing the buyer in that situation as well as you know the house is priced well and you can show them hard evidence that they will be getting the best deal possible for that house.

I love the fact the Colorado takes real estate law and fiduciary duties so seriously. I am also glad that it is harder to get a license here than in most other states. :)
