I'm More Than Just an MLS Listing!

There has been so much written lately regarding the exclusivity of the MLS system that I think the services of a REALTOR® has been lost.  What's missing?  To name but a few:

Objectivity:

Representing a party objectively and in the best interest of that party is extremely valuable.  Selling a house every 5-10 years does not an expert make.  Homeowners are too emotionally attached to their homes to be objective and see their homes as a product to marketed to other target markets.

Online Marketing Expertise:

I like to believe that I offer far more than just the ability to list a property on just one real estate site.  In fact, I post a listing on over 300 real estate sites.  I agree that MLS is a valuable tool, always has been, always will.  However, the days of just relying on one site are gone.  Today's online marketing has to be aggressive and being an online marketing guru will put a listing out front for all to see.

Creative Solutions:

Not every property is marketed or prepared the same.  There are various challenges to overcome and only experience and education can provide that.

Emotional Detachment:

The purchase or sale of a property can be highly emotional and even more so for first time home buyers/sellers.  It's far too difficult to represent yourself in the best possible way when you're too close to the subject. 

Enable Emotional Freedom:

Having an objective representative show the property.  Showing a house with the homeowner in the house deters a potential buyer from feeling comfortable viewing it from their own perspective and therefore can't envision themselves living there.  They'll be in and out of their quickly.  In fact, you want them to take their time, assess the fit and open cupboards and closet doors because if they're doing that, they are moving in "emotionally" and likely to receive an offer.

Salesmanship:

Having a representative sell your property will be far more effective because they will sell its best features for the target market.  The homeowner selling it will point out their favourite aspects and all that they've done and not what's in the best interest of the potential home buyer. Unless of course, they are represented by an objective party such as a REALTOR®.

Negotiations:

Again, being emotionally detached and objective will reaped better rewards, allow the process to be far less stressful and obtain a higher selling price.

Knowledge is Power:

REALTORS®' knowledge and experience will protect buyers and sellers. Knowing the law surrounding your house sale/purchase can save years of anguish or worse, financial ruin if all your interests aren't covered.

In closing:

  Then there is that whole liability issue....to our minds, if the state says you need a license to do it...whatever it is...get one or don't do it...

Great points Tina.  It seems that all people want these days is a free selling commission and thats about it.  Many don't understand what we do and how we do it.

Good post Tina, the public as a whole is unaware of the the expertise we bring to the table, ad we are out there educating them one at a time.  Unfortunately, the Competition Bureau is made up of people that have not ever seen behind the curtain in Real Estate and just assume they know what is going on.  Hence the big furor between Te Competition Bureau and the Real Estate industry.  We need to get our message into there hands, CREA's attempts so far have not worked.

Excellent Post Tina, great points. I agree with Bill, many agents are out there educating our clients one at a time, atleast I know I am!
Many of the points you mentioned would be perfect in a FSBO letter! We do go above and beyond the commission and a listing on MLS. There are many hats to a Real Estate professional.
