What are some "tips" used by other buyer agents in assisting clients with getting financing? I just had a client tell me that I was not resourceful enough. She found another agent to get a her a pre-qual letter that was more resourceful. To give you some background, I referred this buyer to three differenct loan agents. She apparently did not like what she was told by them. Of course, I do not have control over how a client is qualified by the lender/bank. I would greatly appreciate any comments.
Gail, sounds like this buyer may be trouble. You are probably better off without her. Move on to the next. Good luck!
Gail, I don't know enough specifics about what she didn't like from your lenders, but in general clients like the one you just described are not real buyers. If you referred her to 3 good lenders that you have worked with in the past, and they can't help her, there's something wrong. We all know that a buyer can look around until they find a lender that is willing to tell them what they want to hear to get their business, but do you trust that lender to actually get the deal financed. Now how picky will she be about homes? Could this be your "career client?" The one you make $2.38 an hour working for?
I help buyers get financing by referring them to quality lenders that have good reputations. If they're not happy with that, they usually aren't telling me everything.
I wholeheartedly agree with Doug. The lender needs to work with the buyer, and not try to put the real estate agent as a go-between. There is too much involved with full doc qualifying these days for agents to start to work through that without the help of a couple of solid lenders to refer to. Agree too with Kim, probably better to move on.
