Attention Sellers...Impress Your Buyer!  Ten Tips to Improve Your Home Inspection!  State College and Bellefonte, PA real estate

In today's real estate market, sellers are fortunate when they get their home under contract!  It's such a great feeling to finally have found a buyer!  That being said, just because it's now under contract doesn't mean it will close!  There still might be a rocky road ahead.  To help make the ride as smooth as possible, here are some great tips for sellers that they can do to help the home inspection process along!

Impress Your Buyer - Ten Tips to Improve Your Home Inspection

Sellers can benefit more from a Home Inspection by following these Suggestions. The inspection will go smoother, with fewer concerns to delay closing.

If you are the purchaser of the property to be inspected, please have your agent get this information to the current homeowner, so they might follow these instructions to improve the quality and cost effectiveness of your home inspection.

•1.      Confirm that water, electric, and gas services are on, with gas pilot lights burning. Buyer's Agents should consider going to the property to ensure that the home is ready for their clients. This trully from our experience realy upsets the buyers. They may have left work early or even not being paid for this time. Utilities will tell you things are operating when they aren't. Protect your clients tie as well.

•2.      Ensure pets won't hinder the inspection. Ideally, they should be removed from the premises or secured outside. Tell your agent about any pets at home.

•3.      Replace burned out bulbs to avoid a "Light Inoperable" report that might suggest an electrical problem

•4.      Test smoke and carbon monoxide detectors, replace batteries if needed.

•5.      Clean or replace dirty HVAC return air filters. These should fit securely.

•6.      Remove stored items, debris, and wood from crawlspace and around foundation. These might be cited as "Conducive Conditions" for wood boring insects

•7.      Remove items blocking access to HVAC equipment, electric service panels, water heaters, attic and crawl spaces.

•8.      Unlock areas the inspector needs to access - attic doors or hatches, electrical panels, closets, fence gates, and crawl spaces.

•9.      Trim tree limbs within a distance of 10" (ten feet) from the roof, and shrubs from the house to allow access.

•10.  Attend to broken or missing items like caulking, loose handrails, doorknobs, locks and latches;  window panes, screens, and locks, un-stick any "painted shut"  windows; gutters, downspouts, insulate refrigerant lines properly and chimney caps.

Checking and repairing these items before your home inspection is an investment in selling your property.  Your real estate agent will thank you! and the inspection report items of concerns could reduce your report in half and empress a buyer!!!!!!!!

These are wonderful tips for sellers.  I once had an inspector from the County share tips on keeping your hot water heater in good repair and it has proven to be so helpful to me personally and professionally.  Thanks for sharing and thanks to Butch Upton for sharing as well.
