Went on an appointment for a mid-century house with a favorite agent. The homewoner was an older gentleman that had lost his wife and was wandering around in this too-big-for-him house. I met with the "approval" committee and figured out what needed to be done with the house ON A TIGHT BUDGET!!! After an hour of touring and listening to everyone, it was decided that a few major changes needed to take place. Since the potential buyers were going to be in theri early 30' s we needed to create a "HIP PAD". The three things that were decided on were to replace the kitchen nook light, dining room light and a new kitchen faucet.... Great you say: but all for $200.00.... I thought and thought about where to go and since IKEA was 10 minutes away, that is where I started and pretty much ended. Everything I needed was there and was hopefully within my budget. When all was said and done, I was able to purchase: a nook light, dining room light, faucet, soap despenser, bathroom vanity liight (where there was not one) all lightbulbs... Total $208.38. watch for this transformation in upcoming weeks.. For more budget minded tips, follow our blog at www.onstage-online.com
Great reminder to prepare the home with the target buyer in mind. The right blend of old and new can be very exciting and pleasing. Looking forward to hearing more about this house.
Ikea is my favorite spot for shopping. It's a 30 minute trip and worth every minute
My sister has the quasi "artichoke" lamp hanging above a side table in her family room, I LOVE IT!
Artichoke lamp...that IS what it looks like. I never thought of that. I love it, though. Haven't had the right opportunity to use it yet, but I have a feeling it is in my future somewhere. Ikea is Mecca for price, no doubt. Great job with the budget.
Boo hoo, my nearest IKEA is like 2 hours away!!! I can't wait to see the pics.
I look forward to seeing the before and after shots. It is inspiring to see the difference a 'few small changes' can make!
Todd - sounds like a fun staging project -- IKEA can be a lifesaver if you need a modern look!
Todd- It's great to be able to show our sellers and Realtors that you don't have to spend thousands of dollars to upgrade/update a house. Looking forward to the transformation.
I have used the same lighting in a model. Great choice Todd! Anxiously awaiting your photos and post!! Happy Staging!

I really love that light and in the right home (mid-century) it will look dynamite!!
I wish that we had an IKEA close to East Tennessee but we don't, I love that store...
Looking forward to the photos Todd. Closest IKEA is 4.5 hours, but when I'm there I load up the van with great buys.
Great idea, our closest is about 80 miles but worth a look. I find great accessories at Home Goods, Ross and Tuesday Morning - great looks at great prices.
Was the bigger challenge deciding which three things to replace? =) Look forward to the pics.
