I have turned into a huge survivor fan over the years and try to
watch it every Thursday Night. This season's episode theme is Heroes versus Villains. Which brings up my point are you a hero or a villain to your client?
I believe if we sell a sellers house for a nice price easily and painlessly or find a good deal for a buyer we are a hero.
If we can't sell a sellers house or find a house suitable for a buyer we are a villain. They tend to turn to another agent.
When I go on a listing appointment I bring recent comparables just like any other agent should be doing. I also try to make sure they listen to the other points I am trying to make. For instance pre-approval for a buyer doesn't mean they will get the loan at the end. After you have made requested repairs to your home from the potential buyers inspection don't be mad at me when they can't get a loan. I will tell them this and they still hear what they want to hear.
As for buyers don't have me write low ball offers on every home you like. Most sellers are not in foreclosure. At least not right now. If you like a home lets make a reasonable offer. Don't get mad at me when they counter your low ball offer.
As for the weather the forecasted snow turned into about six flakes the size of a fat flea. Man I wanted to try my snowman making skills out for once.
