Calling All "Deal-Savers"--Your willingness to "Make the Deal Happen" has NEVER been more important
Recently, i read a Featured Post from a Realtor in Chicago who was eliciting information amount how many Realtors, from time to time, "throw in" a portion of their commission to make sure a deal "happens". The results of here survey were pretty much what I would have expected. Most Realtors who responded said "Yes, I have sometimes made a contribution to the "cause" to make sure a deal closes". A few Realtors made rather adamant statements that such requests were "insults" and "impugned their integrity.
Having practiced law, as a Massachusetts real estate attorney for more than 40 years, i have seen both reactions, and ,frankly, i am amazed at the approach of the "non-participants". For this of you who read my posts, I have told you that I have "contributed" a portion of my fee, not on a regular basis, but when I sensed that the expense involved in going through litigation or protracted negotiations did not justify my not "chipping in". I am unaware of any ethical constraint I am under to so "help the cause".
At this very pregant time in our indistry's existence, I remain convinced that every deal we put to bed is a DaVinci, a work of art. We have approximately ten (10) weeks left of the "home-buyer's credit". It is unlikely that this will be renewed again. Lenders have new underwriting standards, and we are working with a brand new HUD-1, which has many people shaking their head for answers.
Why wouldn't any of us do anything that is required to close a deal, if we are able? If that means holding a closing at 10 PM, on the last day of the lock period,count me in!!! If it means traveling to more than one location to get signatures for the deal, I am there!! If it means cutting my fee by a few bucks, I can do that, too!!
We need to get these transactions closed, and we need to get them closed as quickly as we can. People are losing their jobs. Sometimes there is delay between the issuance of the mortgage loan commitment and the closing. If the Borrower loses his or her job during that period, there is no closing, and the Borrower may lose his or her deposit. SPEED IN GETTING TO THE CLOSING TABLE IS MORE IMPORTANT THAN IT HAS EVER BEEN. Count yourselves in as a "Dea; Maker", not a Deal Breaker". In no way, can that appellation ever hurt your reputation!!!
