Here is some new information on what's happening with real estate in the Wilmington, Delaware real estate market

We are beginning to see positive signs of growth in the northern Delaware market. Inventory is lower in many areas and many buyers are making decisions sooner rather than later due to positive factors including tax benefits, interest rates and lower prices. Also the FHA is tightening up guidelines for allowable settlement help and down payment amounts so many buyers who would be affected by these changes are acting now.  The Wilmington, Delaware real estate market is experiencing some positive changes and properties are beginning to move faster, especially under the $500,000 mark. The expanded and extended tax benefits are available til the end of April and buyers are getting smart and making their move. Currently in suburban Wilmington there are more than 500 properties on the market and 163 Pending (under contract) listings. That seems like a pretty good ratio compared to recent market studies. It appears that we're headed to a more balanced market!
