Buyer Agents...What are they?

Someone that is down for the buyer! Period.  There is no other way of explaining that but getting straight to the point.

To my surprise, there are buyers, with an agent, or has had an agent, that still do not know the different relationships they can have with a Realtor.  All they know is they have to "sign something" with an agent, and they're not quite ready for that.  Most buyers are apprehensive in the beginning, because they've been told alot of bad stories about "real estate agents and their contracts."

Well, when you sit and talk with me you will know everything you need to, as a responsible adult purchasing real estate.  What Buyers need to understand is, THEY hold the keys to the success of a transaction.  It all starts with who they decide to do business with.  The mentally should be, "If you help me, then you will be paid".  Not, "If you do everything the way I like it, then I get a house I don't want, and you get a commission."  Does that make sense?

ConfuciusDo you realize, an educated buyer, in my opinion, is a one of the best clients to work with?  I've come to learn, and like the notion of working with an educated buyer.  Especially first time home buyers, who(m), by the way,  have done their homework by researching independently, and are more familiar with the terms in a transaction.  My job would then be to help them put all the pieces together so it all makes sense. 

My experience have been more pleasant with knowledgeable buyers, than working with a buyer that has not done their research, and is going strictly by what their friend, mother, or cousin's past experience was.  The latter scenario has more challenges and obstacles to overcome. 

The way I see it is, a Buyer's Agent is a Buyer's sub-conscious when buying real estate.  We are not attorneys, inspectors, nor general contractors.  And so, cannot tell a buyer things that a professional in those areas outside of real estate can tell you to help you make a purchase decision.  Realtors are only to give you the facts.  It is up to you to use that information to make a wise decision.  And never ask a Realtor what they think about a property, that's a loaded question.  You should "know" if a house is right for you based on facts presented. 

Buyers have to be clear on their position, our position as Realtors, and the seller's position as well.  That takes time to explain.  So sitting down with an agent you've decided to work with is key to a good working relationship.  You should be clear about your position and the power you have after walking out of that meeting with your Realtor. 

I know most people feel comfortable sitting on their computers, looking at houses from the comfort of their home, and thinking they can buy without ever going to speak to a Realtor.  But guess what?  That is unrealistic.  Eventually, you will have to sit and speak with a Realtor.  Afterall, this is someone you will trust to guide you down the path of homeownership.  Why not meet with them face-to-face and see what kind of Realtor experience you might have BEFORE making a decision to work with that Realtor, or not.  If you feel comfortable hiring that Realtor after speaking with them, then guess what again, you should sign up with them and begin on your path to homeownership.  Finding a Realtor is not even half the battle, but its an important decision to make early on. You can not do that kind of assessment by hiding in emails, or on the internet.  This is a major decision, and one of life's biggest investments.

Great way to explain how a buyers agent represents the BUYER! We help buyers be informed throughout the process and as you said, present the facts. Good job!
