Now that all of the sales numbers for 2009 are finally in I will spend the next for or five blogs taking a look at these numbers. The numbers will be for Single Family Residence sales. I will cover each of the four MLS areas that make up Montgomery County and we will also take a look at the county for a whole. Each blog in this series will include a summary plus two years worth of data and charts. We will start with MLS area 15 in this blog.
MLS area 15: Oak Ridge, Shenandoah, The Woodlands and west to the county line.
The last four months of 2009 proved to be the best period for MLS area 15. Single Family Residence (SFR) unit sales in each of the last four months of 2009 surpassed 2008 SFR unit sales for the same period. Even with the year end surge SFR unit sales for 2009 were down 8.07%. However when you consider that at the end of August, 2009 SFR unit sales were down 18.44% from 2008 I think you can consider that last four month surge to be a very positive trend.
The average sales price for the year was $290,002. This was a drop of 3.4% from 2008. The median sales price for the area increased to $215,000 which was an increase of 1.8% from the previous year. From looking at the price graphs it appears that we have seen the bottom of our price market.
It only took about six days longer to sell a home in 2009 than it did in 2008. The average Days on the Market (DOM) required to sell a home in this MLS area in 2009 was 79.
MLS area 15 finished 2008 with 5.3 months of inventory available. There was a steady climb in the inventory to a high in June of 7 months inventory. The remainder of 2009 saw a decrease in inventory to a final ending number of 6.2 months available.
In light of our economy and the nation's real estate market in general I believe that MLS area 15 enjoyed an okay year. A little pain mixed with a little joy, not bad.
