Relisting In The Spring? Are You Insane?

If you are one of the many sellers who took their house off the market this past winter with the intent to relist in the Spring, you are probably in the process of preparing to relist.  Do you know what the problem was last winter so you can avoid repeating the same mistakes this spring?

Many sellers take their house off the market blaming the time of year, the economy, the Realtor...when the real problem is the condition of their house.  Learn from your experience of last winter and, this time around make some changes in your approach to selling.  

Sellers who change the season, get a new Realtor, and expect better results are going to be disappointed.

When you relist, think of your house as a product that you want to market to as many buyers as possible.  Make the extra effort to guarantee that buyers will find your house appealing, inviting, and worth the price you are asking.

 Only 10 percent of  home buyers can visualize.   Ninety percent of the people looking at your house can't imagine it any other way than how it is shown to them.  If furniture placement is in question, they won't rearrange it in their mind.  If they don't like the wall color or the outdated wallpaper, they won't imagine it repainted.  Buyers today don't want to make improvements.  They want "move-in" ready.

 If you want different results this time around, you need a different approach.  Increase the perceived value and set your house apart from the competition.

  • Make condition and presentation your priority. 
  • When choosing a Realtor, look at the MLS photos of their current listings. 
  • Ask them to recommend a home stager and get professional advice on what improvements would be the most cost effective. 
  • Prepack as much as possible.
  • Clean, paint and update. 
  • Organize closets, cabinets and drawers. 

If you choose not to improve the condition, you will have no choice but to lower the price.

  The one problem with relisting in the spring this year is that the tax credit will be over April 30th and you will miss all those buyers!

Hi Sharon!

I have this problem with my sellers. They took their homes off the market in the winter, and now they are calling me to list their homes again in the spring time. I just don't get their mindset and doubt I ever will. The market is in a decline, and trying to put your home at the same price it didn't sell for 6 months down the road is insanity!

Sharon, this is an excellent post and well written.  I especially love the Einstein quote.  Warmer weather may bring out some buyers but if you are still overpriced and over cluttered, they'll be passing on your house just like they did in the fall.

Hi, Sharon. I LOVE your last line; you have a knack of summing up with one pithy statement. It is SO TRUE...there are only two choices, as you said, improve the condition or lower the price!

I've also always liked the statement, "If you always do what you always did, you'll always get what you always got."

Donna and Larry:  They have to relist earlier this year.  I'm seeing an increase in my business this year with sellers wanting to get on the market before the credit ends rather than waiting until April or May.

Lisa:  I believe the mindset is that winter is a dead, little activity, time to sell and Spring is when you have a better shot.  It's like Spring is "the" time to sell.

Kathy:  Exactly!  Learn from your mistakes and correct them this time around!

Debi:  This is the second time I've used him too.  I used him and his quote for a similar post this time last year.

Leslie: That's a great statement!  It's a bit of a tongue twister too!

Lee & Carol:  And yet, so many sellers repeat their past mistakes and expect a new outcome.

Kathy:  It's too bad they have to learn their lesson the hard way!

Sharon, love the post and love the quote, and you are right on the money. Condition and presentation are ultra important in any market condition especially the one we are in right now. I just spent the last two days getting de-cluttering a home I just put on the market. Appearance is so much of the real estate game

Just called a potential seller who has been carrying 2 homes since October. (Not a relist.) Right now there is very little competition for a similar home.  He doesn't want to clear the drive and walks to finish moving his stuff into the new home.  My preferred local stager and I are chomping to get going!!!  Maybe she and I should grab some shovels...

Gerry:  It is unfortunate that you should be the one decluttering, but I give you credit for being a "hands on" Realtor!  Thanks for commenting.

Irene:  This is not the attitude of a motivated seller!  Sounds like he might have to keep carrying two houses a while longer.  You wouldn't be the first Realtor or Stager to pull out the shovels, but it shouldn't have to be that way.
