Hang up FIRST or risk getting caught with your PANTS DOWN!!

Sometimes the things you say can backfire on you if you don't follow this adage.

I spoke with a colleague yesterday and he informed me of this experience. He was on a phone call last week regarding a transaction where he is the listing agent. Let's call him 'John' for anonymous sake. The buyer's agent called him to check on the status of her buyer's offer. She asked a few questions about the property which he answered. She was playing hard-ball indicating that her client cannot go up on the pricing any further. As is his common courtesy, John normally does not hang up the phone first until the other party does. Otherwise, they may think he may have abruptly hung up on them. For this one particular instance, he waited for the agent to hang up. He was about to hang up when he still heard her talking. He thought she wanted to ask a couple more questions.

It caught him off guard because she was talking with her client. She mentioned some details which she shouldn't (ie. that the buyer CAN go up on the pricing). This piece of information which was accidentally blurted by the buyer's agent which John can now use to the benefit for his seller. As you can see, always hang up the phone before delving into any other conversation. You just never know who might be listening in on your conversation! Technology is great but a little slip of the tongue can either get you in hot water or worse yet lose the deal. This does not have to be exclusive to real estate. It can be applicable to both personal and business conversations via phone.

So next time, hang up the phone first! Whether or not you have a hot body, you will regret getting caught EXPOSED!
