Montpelier Caravan

It being the 2nd Tuesday of the month, today was the Montpelier Caravan.  The caravan is a showcasing event for new listings of homes for sale Montpelier for all the different agencies.

As a seller, it's a great chance to get a lot of high quality exposure for your house.  I mean, it's a quick way to get several agents and brokers to preview your house.  It's easier to sell the house if you've actually been in it.

Here are my picks from the caravan:

11 Dunpatrick at $279,000 plus a $15,000 concession to put in a state of the art multi-zone propane baseboard hot water system.  4 bedrooms, 3 baths, and a finished basement on more than an acre in Montpelier?  Wow.

72 Barre Street at $475,000.  Big, stylish office space with an apartment and lots of parking right in Montpelier.  You'd have to run the numbers to see if it works for your plans.

It takes time to pull together, and it takes time to attend the full caravan.  Still, it surprises me that not all companies participate in the caravan.  It would've been helpful to see a couple of the others' new homes for sale in Montpelier.  I'm not completely sure why they weren't on the agenda, I just hope the sellers weren't expecting the kind of attention that the Montpelier Caravan generates.

A $15K consession by the seller. That will not help comps and resale values in Montpelier. Am I missing something here?

Green Means Go!

The market's still working itself out, and this is a case where the seller feels it's the right thing to do.  There are high and low sales at any point in the cycle...

Agreed, Ray. There are highs and lows in the market. I looked at a property in Chittenden County where the seller is offering $35K cash back to fix the foundation. According to an appraiser that will be accounted for in the final price as that is what the property actually "sold" for not the contract price. However, that ultimately is its "true" price and it shows that the market does work.
