First Time Home Buyers
To all first time home buyers, there is no better time than now to buy your first home. Interest rates are at an all time low and there are so many homes to choose from. If you have not started the process, of buying a home by getting pre approved for a mortgage, than by all means do so. Speak with your local lender and find out what price range you are approved for. With the right lender, the process is easy and takes very little time. Most times you can apply for a mortgage over the phone from the comfort of your own living room chair.
Next you will need to find a Realtor. This process will take a little more effort but just take your time and at least interview four. You will want to make sure your Realtor has experience in the area you are looking to buy. Your Realtor should also have a great reputation for serving his clients, someone you would recommend to your friends. You should also consider and agent who understands your needs and above all you they are someone who you can get along with. After all, you may be spending some time with your agent. Lastly, make sure your agent really knows his area and market trends. Last thing you need is to be looking at houses that are way over priced or in a neighborhood you dislike.
My last bit of advice for any First Time Home Buyer is to take your time, look at a home two or even three times before making a decision. There is no rush so make sure you do your homework and Get A Home Inspection! You do not want any surprises after you move in.
I will leave you with one more thought to consider. When buying a home, you may want to seriously consider also getting a home warranty. A home warranty covers, various equipment in your home, after the sale. The last thing anyone needs it to have to shell out a few thousand dollars for a new furnace three months after you move in. Home warranties are relatively cheap considering all the appliances that are covered. For a few hundred dollars you can have a full year of coverage if your heater, air conditioning, and other appliances need replaced. Consider the cost of replacing any major appliance vs. the cost of purchasing a home warranty. There is really nothing to think about but the peace of mind you will have knowing you are covered.
