Why Sellers are often UPSET at Real Estate Agents

I wrote this after reading an article wrtitten by Morgan Evans of New York City Manhattan Real Estate Why the Listing Agent SHOULD be at the Appointment

I recently put my home on the market with an agent in my office as the listing agent for the fact that I did not want to have any attachment to the house when a buyer came through to see it. This made me realize why sellers are often upset at the real estate agents who show their homes. This is not intended to bash any buyers agents out there, it is just how I saw it from my end as a seller having my home open to the world to see.

1. Getting calls from the agent at awkward times and awkward showing requests. I got calls from agents saying "I'm right outside, I know it's 7:00pm, but can we look at your home?" I am selling my house so, I leave anytime this happens, but a little more warning would be great!

2. The Agent calls and makes an appointment for later that day or the next day. Okay, now that's what I'm talking about! I change my plans around that, no problem! I leave time for the showing, then come home to find that the agent never stopped by. A courtesy call saying they can't make it would have been great!!!

3. Front door left unlocked. Do I even need to go here? needless to say, I was fuming when I got home, luckily this is a great home in a relatively crime proof neighborhood.

4. Door to key areas left open. I understand it's hard to watch what buyers do when they are looking at homes, they open doors, blinds, windows, drawers etc... but following behind them and making a mental note to close key doors or windows actually make sense. A door that obviously goes to an exit should be closed when the agent leaves the house. An extra 2 minutes doing a sweep of the home after the buyers are outside is good practice, and if a window or door is questionable to be left open or closed? Close it.

5. Lights left on. unless your're paying the electricity bill or you make arrangments with the seller that you're done showing the home, Please turn off all lights in the house!

6. This last one is just be courteous to the homeowner and ask your buyers to do the same. If the toilet seat was down, it's okay to use it, but flush and put the seat back down.

I cannot believe the last one.  I never would have thought people do that.  The list is common sense, but then again common sense is not that common - haha.  Good post.

I agree- Sometimes the common sense of the buyers agent is left in the driveway. Why would anyone leave the front door unlocked? Very interesting for you to experience being a seller.

Last minute requests or requesting an appointment at off hours is surely going to be aggravating for any seller, even though it comes with the territory, its nice to have a little time to get ready to leave the home.
