I just attended a marketing/networking group and had a wonderful speaker with a WEALTH of knowledge about the re-zoning in parts of Northern Sacramento (specifically) Natomas and West Sacramento. I could have listened to her for another two hours but I am going to share some of the BAD NEWS basics that we all need to know!!
As you all know or may have heard, the levees in our city are less than satisfactory. This was brought to the forefront after Katrina and got news for ya - should our levees give way or break, we will be in WORSE shape than Katrina.
The Sacramento River is the 3rd largest river in the United States behind the Colorado which is nearest to us. If you look at a geograffic map, Sacramento is a fish bowl for disaster. The levees that protect us were build by farmers over 100 years ago and were built for agricultural reason and they did not have residential housing in mind. Since Sacramento and our state has put this on the back-burner for SO many years, FEMA has stepped in and re-zoned a portion of Northern Sacramento to a mandatory flood zone.
What does this mean for you if you are in it? Lots of $$$$$$$$$$$$$$$!!!!! If you are in the area that was re-zoned to AE, you should have received a letter from FEMA, your insurance agent or both. If you are not sure, you can call (916) 874-7517. Where most of us were paying in the mid $300 per year, that rate is going to go up to $2000!! The ONLY way around it is to get an elevation certificate from the city at a one time cost of $2000 and your rate should only go up to around $800. I am saying ONLY with much sarcasim!!
How did this happen? In part by us as tax-payers not staying on the backs of our politicians. This was a complete eye opener for me and just wanted to share. It is not a matter of IF the levees are going to break but when. And for MORE bad news, the flood policy is limited to the lower level of construction and a maximum of $250K.
