How is the Real Estate Market Today?
This is typically 1st question I get from my clients, " How's the Real Estate Market these days?"
Here's my diagnosis/interpretation - based on the NAR (National Association of Realtors) on what the current status of the real estate market is today:
- Price matters - units in good condition priced around $100,000 are hot in today's market, they typically sell within a week and often times receive multiple offers.
- Buyers are submitting low-ball offers, possibly a result of all the hype around foreclosures and short sales-on regular priced properties.
- The employment rates and housing market go hand-in-hand- job stability will continue to fuel the health of the housing market- once the job market stabilizes, housing will improve.
- Almost no hope for traditional sellers, hard to compete with banks.
- Multiple offers lack of inventory.
- Investors and first time home buyers- it's your turn! Qualified and educated buyers are entering the market, ready to make an offer. Smaller and less expensive homes are selling quicker, with multiple offers. This is a great early indicator that things are starting to turn up!
So if you are thinking of either buying or selling your home in todays market, it's a good idea to know the challenges that you may face before you start the process. Anything is possible when working with a Realtor who understands people, listens to their needs, is optimistic, and can get things done! You need someone who will listen to your needs, and find solutions to meet your needs.
