71 Days Left For First Time Buyers Tax Credit!

Sellers take note, now is a FANTASTIC time to sell your home.  What do you need to do?  Call your local top real estate office, you know the one, the one that has the For Sale Signs around town, ask to speak to the manager/broker.  Tell the broker you want to sell your home and are willing to close by June 30, 2010.  Next ask for one of the top agents that service your address in town.  Why?  Because you want an agent that can help you sell, not market your home and have a "Listing".  Please don't be afraid of an agent that will tell you the truth, you might even want to interview 2-3 agents and listen for the truth from the professionals...not the one that can't wait to see their name in Real Estate "lights".

The home will need to be Listed w/a price tag that fits the neighborhood, location and size of home and amenities.  This agent, if they are a top agent does not need and won't take an overpriced property just because you think it has value.  Let the agent prove it by sharing with you the current sales in the last 6 months (tops) in your area and they should be similar style homes.  Forget what your neighbors sold for 2 years and over, its history.  If you obtain your overinflated price and have a buyer who is putting down less that 20% the appraiser will come in and truth will be told and the appraised price will be your new sales price.  It happened to one of my lucky buyers last month and they obtained a savings of $7,000!  Not to mention they are receiving the $8,000 tax credit, they think I'm very special.  When I did my Buyers Market Analysis I informend them that the offer was great but couldn't find any current sales to fit the bill, we made as low of an offer to get it accepted and waited for the appraisal...Bingo!  The seller was a flipper and needed the home sold and already had ready, willing, able and a contract already was into a time line to meet a closing date in 30 days.

Another reason to list your home and have it properly priced is that in my area there are not enough good listings and we are seeing multiple offers.  I listed a home on Monday in Hamden, CT and within a half hour had an agent call to make an appointment, in 45 minutes I had an inquire from realtor.com and had 3 appointments for the following day. Two days into the listing, 6 showings, 2 offers and 1 signed contract...the property was maintained, decluttered, clean, and priced accordingly!  Need I say more...oh and everyone is happy, amazed and glad to be closing in June 2010!

I hope to hear from any seller or buyer who wants to take advantage of this wonderful real estate market and I do say wonderful, many happy buyers out there who no longer will be paying rent.

Good information. Many will miss the deadline and the opportunity to take advantage of the home buyer tax credit.
