This is my 25th year in the Real Estate business. People always ask me how I am able to "survive" by doing just rentals. Not to be confused with property management which I do not do.
I made 6 figures doing rentals in 2009 and 2008 and expect to in 2010. I say to my fellow agents How do you survive doing sales. Putting up with inspections, termite, surveys, loans and settlement problems.
Hey I don;t have any of those issues when I market a rental or help someone find a rental. I love the business!
Still to this day I am scratching my head wondering why people do more sales business than rentals. I make 4 times what the "avg" agent makes and I don't sell any homes.
One day, I'm going to train agents to do rentals and forget about the low income possibilities of sales :)
I will say that this only works in or near city environments. Not enough business is rural towns ect.
