If you are a buyer, you need to know if prices are moving up or down, this will help you make a GOOD acceptable offer.

Why do these numbers matter to you? 

If you are a buyer looking to buy a home in Tracy CA you need to know if prices are going up or down so you know how to write an offer that will be accepted by the seller.

One of the interesting facts is how close or over the asking price even at 61 days or longer.  It used to be that a "dated" property sold up to 20% less than the first 30 days.  Due to short sales, and the length of time it takes to get a response, the days to close is significantly longer.
