This Charlottesville VA real estate market report will focus on the sale of condominiums in Charlottesville and Abemarle County during January 2009.
8 Charlottesville condominiums sold in January 2010. They sold for an average of $234,100 after spending an average of 162 days on the market. The condos sold for an average of 79% of the list price.
10 Charlottesville VA condos had contracts that closed during December 2009. The condos sold for an average price of $212,940 and had an average DOM of 115. They sold for an average of 96% of the list price.
7 condominiums sold in Charlottesville in the month of November. The average sale price was $146,485. They were on the market for an average of 155 days and sold for an average of 97% of the list price.
Today February 19, 2010 there are 198 Charlottesville condominiiums for sale. The average sale price is $235,473, with a median of $184,975. They have been on the market for an average of 244 days so far.
The condominium market remains the slowest segment of the Charlottesville real estate market. At the January rate of sales we have 2 years of inventory on the market. Logically condos should be the perfect choice for first time homebuyers. Unfortunately this is not the case largely as a result of the difficulty of obtaining financing for homes in many of the condo projects.
