Lead Generator Web Sites

Real Estate Agent with Keller Williams Macomb St.Clair

Looking to make a change in my website and move towards a website geared towards capturing leads. I have looked into the packaged sites like Craig Proctor's Success Websites and Web Agent Solutions. Anyone have experience with these sites or others you could share?

IDX Search Engines are key!!!  Not familiar with them?  I have found out alot in 5 years that a majority of people are going to major websites for the search capability.  Remember, what makes your site more unique than theres, and that will save you alot of money.  People go to websites to search for homes, thats as basic of an answer as it is or as easy as it gets.   What gets them to yours over Remax or Park Company major websites????  Answer that and save yourself lots of cash!

I actually am running wordpress for my web site shell.  Inside it i am running my companies web site that has lead capture built in . it works very well and great with SEO.

Israel Hunter has the Wordpress website - It is pretty good but will take a lot of time for a beginner to get comfortable using it and WordPress does not have as many tools as Drupal. Active Rain blogs are built on Ruby on Rails platform and although good, still not a lot of additional customization available.

My opinion is that it does not take an extremely fancy site to get the job done. My company provided me with a site that had IDX on it. I then choose to do a pay-per-click program to generate traffic to my site. It doesn't matter how great your site is if no one knows about it! I used to get 1-4 leads per week from my website, now I am getting 3-5 a day.

I have a website that I never considered a marketing tool. It's just something I have to make taking an app easier. But if I could use it to get more business I am all ears! I have been afraid of Pay-Per-Click, sounds like it cost's a fortune to use. What's your experience? -Ingrid

I recently signed up with web agent solutions.  I am having some success with it but my primary gripe is that it isn't as well designed as others.  It is a bit generic.  My other ihouse site looks better but doesn't capture leads as well.

You need a well designed site that can be found on the first page of a Google search. No matter how well designed or cool looking a site is it doesn't get clients if they can't find it. A one page site with your phone number will generate more leads than a expensive "pretty site" on page six.

SEO is key!!!!!!

Tell your designed to use meta tags and have usefull content rich pages on the site. If the site is "sticky" people will explore it and come back.

Search engines what to see unique content.  Buyers and sellers want to see an agent that has the knowledge they are seeking.  A website that gives you standard pre-written content is not a solution.  Search engines do not like it and buyers and sellers have already read it on another agents site.

You need to create that unique content yourself.  Nothing crazy.  Just something special about your area or territory.  We have tested that with my own real estate business and in other areas in the country.  When you update your website with content with information about your niche market people will begin to notice.  

Then you start building a brand.  When you build a brand as an agent that is what generates real leads.  Leads that close.  Not people fishing for information.  At one listing presentation the seller said, thanks for the information, we have seen how you market properties on your website, you know the area, we read your blog, you are the agent.  - No one else got called in!

It takes time.  But, building a brand will generate leads.
