The Top 10 new trends in new homes The top 10 new trend in new homes according to the International Builders' show in Las Vegas.  According to Heather McCune, director of marketing for Basenian Lagoni Architects, homebuyers are looking for authenticity.  They want cost-effective architecture and homes that are designed green.  For many buyers, their next home will be smaller than their current one.  Paul Cardis, CEO of AVID Ratings Co., says there are 10 must-have features in new homes.

1.  Large kitchens with an island, and granite countertops for move-up buyers.

2.  Greeen Features, including energy efficient appliances, high-efficiency insulation and high-efficiency windows.

3.  People are more interested in a home office/study than a formal dining room.

4.  Main floor master suite, especially for empty-nesters.  No more upstairs laundry rooms are necessary.

5.  Outdoor living spaces are growing in popularity, even more so than an outdoor cooking area.

6.  Ceiling fans, especially with the availability of newer and different designs.

7.  Oversize showers with seating areas are moving up in popularity, as well as soaker tubs over whirlpools.

8.  Buyers are liking the custom look and feel of stone and brick exteriors over stucco and vinly.

9.  Buyers are now more interested in communities with landscaping, walking paths, and playgrounds over golf courses, swimming pools, and clubhouses.

10.  Move-up and custom home buyers are definately looking for three-car garages over two-car garages, even though it is typically used for storage.

People are getting back into family togetherness, casual living, and flexible spaces said Carol Lavender, president of the Lavender Design Group.  I think this is a very good sign that people are more interested in their home as a living space and not an investment, or way to live off the equity in their homes.  It is a change that needs to happen, and I welcome it.

Thanks for the answer to a question which came up yesterday with a builder, are we looking for a jacuzzi style tub or soaking tub?  I am seeing many more soaking tubs and now this is what we shall go with! Thanks for the info!

MaryBeth - Wow, talk about good timing.  Glad I could help.

Joan - These are always questions that come up, and it's always nice to stay on top of the trend.

Kevin - Yes it is.  I am amazed at some of these top 10, as the more things change, the more some things stay the same.
