I have seen many changes in Real Estate in 14 years. More forms for buyer protection; agency rules; disclosures; more and more title problems, appraisal problems and inspection problems. Endless loan products!
Locally, in the Iowa City area, our market has slowed down in the past 2 years. Multiple offers are rare. Buyers are hearing about the down market and how they can get great deals especially if they wait. Days on market has gone from an average of about 45 to 112 days! Homes are selling for an average of 95-96% of the list price as opposed to 99-100%. And I've even seen properties selling for less than they were purchased for and some sellers writing a check at closing rather than getting a proceeds check!
Most of the problems and difficulties happen after we have a signed offer. And sometimes, we don't know until the day before closing! The role of a REALTOR is very important! There are so many things we do to hold an offer together and get to the closing table. And to be honest, most times without the buyer or selling knowing or worrying about it! To have an agent who is professional and experienced working for you is priceless!
