Two Times 30, overwealmed in debt, business is slow. What do you do?

  Ever run into a client who is up against the wall in everyway? Life has taken a change for the worst but they really are great people. You have know them for a while and ran into them and they where stressed and depressed. You ask them whats wrong and the drop a load on you. So heavy you begin to get depressed as well. Then you take his/her information and everything seems as if it can be fixed. They are over 100k in revolving debt and have lost one of there businesses.  SCORES HAVE DROPED OVER 100 POINTS SINCE THE LAST TIME YOU SPOKE. By the grace of God you are able to get them approved. Taking the from the worst situation to a greatone. Here's the kicker, you go above and beyond. Bust your but. Get them and approved/elligiable. Then they want to think about it. What do you do? We are not Doctors, we cant treat depression. You don't want to push to hard. However you do undrstand, that approvals a time sensitive. Plus you have a solution that will fix thier problems.

This sounds like a familiar scenario.  Last Summer, I worked with a client who had bruised credit.  I was able to convince him to speak with one of my preferred mortgage professionals to talk about what he could do to repair his credit so that he could qualify for financing.  After just a few months, his scores had attained a level necessary for approval, but his home-buying motivation had diminished to the point where he decided to wait a bit longer before considering a purchase.  Now he has resurfaced and wants to buy once again, but, you guessed it, his scores are no longer at a level where he can attain a mortgage approval.  He really wants to get his hands on the "$8000 tax credit", but it ain't gonna happen because his latest credit problems will never be repaired before April 30th.

All you can do is present the options and then let them make the decisions.  It is their deal, not yours.  I say move on.
