Ladies and Gentlemen.... Please pay attention and READ this blog as it maybe worth several thousands of dollars to you. If you are a First Time Home Buyer or already own a home the US Treasury is giving you free money by buying a new or resale home. Yes .. I said free money but you have to qualify. If you a first time home buyer the tax credit could be up to $8,000 and if already own a home the credit is up to $6,500. The key term here is you have to PURCHASE a home that is your primary residence. Recently I attended a Realtor event put on by a major home builder and I found several of my Realtor colleagues did not realize that you have to PURCHASE>>> operative term here >>>> a new or resale home and that does NOT include refinancing your existing mortgage as you are NOT PURCHASING a home.
Time is running out as a buyer who wants to cash in on this free money has to have a contract written on or before April 30, 2010 and close on the home on or before June 30, 2010. People look at the calendar as next Monday is already March. If you want to buy a home in Katy or the surrounding areas you need to take action right now. Get off the couch and stop watching the Olympics and start looking for a home. Your first action should be to find a competent Realtor.
As a side note it takes at least 30 days to close on a home these days...Like I said TIME is running out very quickly...

The bottom line is hire a CPA who has a tax practice which consist mainly of preparing individual tax returns. Don't ask your Realtor as he or she probably has no clue what to do. I am not soliciting for tax work. I only do tax work for family, friends and clients who have closed a real estate deal using me as their Realtor...
If you are currently looking for a home and already have a Realtor ask your self the question "Is this person a competent Realtor who knows the market I you looking in and can they help me with earning my free money from the US Treasury? The answer here is most likely a big NO... Interview me and then fire that other Realtor. It is not anyones fault that you picked your current Realtor because he or she is a friend of your third cousin and you feel sorry for him or her. This is real life and not a dress rehearsal. I recently had someone ask me after I had done a lot of primarly work if I could still help him even though his wife picked a Realtor that is a friend of one her relatives and this Realtor in the words of the potential client was that "he is an Idoit". The person went to tell me You Prudential Guys are the BEST and you are so competent that I really need your help on the side. The answer was no I can not help you until you fire the other Realtor.
