Youtube listings

Home Stager with Inspire Realty

I have seen quite a few agents posting videos of their listings on Youtube and was just wondering what the results have been?  I am thinking about dabbling into it, but not sure what the success rate is.  Any thoughts?

Lia - I think the SEO value of using YouTube is terrific, especially when used consistently.  It's been interesting to see the comments thus far.

Very interesting - I use Real Estate Shows from Jeff Turner, they go on my blogs and you can add them to - that is pretty cool, and they will put them on UTube for you - I think I will go try it.

I just  bought a video camera and I'm going for it.  Someone post the link to a tutorial on how to do it from start to finish. I know you all keep saying it's easy, but remember, I haven't even worked a video camera before.  I bought a flip video.

YouTube (and other video sites) have benefits:

  • You can use the embed code (sometimes with Wordpress you can have issues with videos so embedding works well)
  • Ability to link back to your site with every video
  • Create a following

You might want to add Posterous to your marketing plan too with photos and videos.

I have several clients who have a lot of referral traffic from social media sites.

I do upload my listings to youtube.  What I have found is that youtube itself is not a hotspot for home buyers.  However, you tube helps me embed the videos elsewhere.  I have a tough time embedding some code into wordpress - so this allows for an easier translation.  I don't know if  you put a lot of local content onto youtube whether it could drive people to the videos.  I think there may be a way to get that to work in the future, but it would take thought an imagination. I guess you would have to establish yourself for something else LOCAL on youtube and then people would also see your listings.

Lia, going to get get started on videos. This is a great idea and as many have stated in the comments, it facilitate adding the video elsewhere using the embedded code.

When I started using "Real Estate Shows," I began uploading my listing to YouTube. Can't say I've sold a home from it but my sellers sure love it!

Youtube is great exposure for a property. As a buyer broker, I do not have listings but I use Youtube to process videos of properties for relocation clients and it is working out well.

To answer Gordon's question,  You Tube has an "Insight" feature that will tell you hits, and where they are coming from.  You never know when a non-qualified buyer or someone not in the market sees the video, and then sends it to a friend or relative.  It's just one more form of viral marketing!

To the questions of do-it-yourself or not -- I do all of them myself.  I'm not going to waste a lot of time or money on these videos, but want them to look professional.  Click here to see an example.

Our visual tour service recently added a feature to post our listing videos to Youtube automatically, so I figured "why not?" We don't get many queries directly through our Youtube channel but our agents do get several calls a month where the prospect indicated they saw the listing on Youtube. It's just another free, easy way to market properties.

Lia, I've been dabbling in the video marketing arena for some of my clients with a high degree of success. Since so many people avoid video of themselves, they tend not to think of ways to market their product directly on Youtube. If you treat a YouTube video viewing page like any other web page and do proper SEO on the page itself (by filling in ALL the blanks with keyword-rich content) and some back-links to the YouTube video page, you can sail right past competition and get a Google link that looks like this on page one, making you the only one on the search results with a thumbnail image and video.

      I have been doing videos for about 3 years now.  I use it for indexing in Google and Yahoo.  We get a good amount of views.  Can I make a ROI quess no but I know buyers are getting to it. I personally use  They have a great platform and easy to use.  Plus the video looks much better on wellcomemat then Youtube.  The more places you can go in this market the better of the buyer will find it.  We also use it to get listings which when you have comments from buyers that they feel like they have been in the home before, it becomes a very powerful tool!  Get you noticed, gets the home SOLD!
