Pricing a home right is the key to a successful transaction.  Most of the time buyers undersand this when it is explained.  Then you have the seller who thinks someone is going to absolutely love their home and will pay anything for it.  It's hard sometimes to make them understand the importance of not overpricing to "test the market."
